Defendant splits house and rents it out to four families

An Abu Dhabi tenant who illegally divided a villa and sublet it to four families has been instructed to pay her landlord Dh300,000 for damages.

Landlord files lawsuit against tenant for damage to villa. He claims the damage was caused by the tenant dividing it up and subletting it to other families without his consent. The complainant also contends that this violated Abu Dhabi’s housing laws.

The landlord asked the tenant to pay him Dh510,000 for the damage he caused to the villa, which required renovation and maintenance.

He also petitioned the court to force the tenant to leave his property.

In court, the tenant rejected the landlord’s request, emphasizing that an earlier court order had dismissed the case. But the judge rejected his claim.

An engineering expert’s report said the defendant divided the home into four sections, made modifications and additions, and sublet it to four families.

According to expert reports, the renovation and maintenance of the home cost more than Dh300,000.

After hearing from all parties, the Abu Dhabi Family Court and Civil and Administrative Claims ruled that the defendants had breached housing rules and also caused damage to the villa by carrying out renovations.

Therefore, the judge ordered the defendant to pay Dh300,000 to the plaintiff for damages.

Tenants were also told to pay the landlord’s legal costs.
