More than half of the Jubail Island development in Abu Dhabi’s protected mangrove reserve will be unaffected by ongoing real estate projects, developers said.
Jubail Island Investment Company’s AED10 billion development is the latest addition to Abu Dhabi’s real estate landscape, located in saadiyat i. and Yas Island.
Jubail Island will have six residential villages covering more than 400 hectares and is expected to be home to 10,000 residents within four years.
“More than 60% to 65% of Jubail Island will be reserved as a nature reserve, mangrove forestwater bodies and salt marshes,” JIIC Chief Commercial Officer Mahmoud Dandashly told National.
“Jubail Island covers 45 million square meters, of which only 15 million square meters are used for real estate development.”
Ain Mahal Village, a 240-villa beachfront community, announced earlier this year. Built alongside a waterway with views of the sea and mangroves, the project is scheduled for completion in the first quarter of 2025.
Mr Dashley said the design was intended to ensure it would not be a construction-heavy project.
“As you can see, it’s already a sustainable project with a lot of open space because of the low building density,” he said, “so, you feel like you’re surrounded by nature, not a house.”
He said more than a million square meters of land was earmarked for parks and green open spaces.
The residential village will also have many amenities such as play areas, sports fields, cycling and jogging tracks, supermarkets and other retail and office spaces, medical facilities and restaurants.
“In addition to the marina and yacht club, we will also have a Jubail club on the beach with a food and beverage outlet,” Mr Dandashly said.

The project is located in a biodiversity hotspot and is also home to the Jubail Mangrove Park, the first self-sufficient nature and leisure destination in the UAE capital.
The reserve is one of the UAE’s most important ecological assets and is protected by the Abu Dhabi Environment Agency (EAD), accounting for approximately 75% of the total area of mangroves in the UAE.
Mr Dandashly said developers had planted 430,000 mangroves as part of efforts to protect the ecological reserve.
“In the next few years, we aim to increase this to million New mangroves,” he said.
Mangroves that grow in water are rich in biodiversity, resist tides, purify surrounding water, and remove carbon dioxide from the atmosphere.
First handover in September 2023
Construction is in full swing and Mr Dandashley said the first villas would be ready for handover by September 2023.
“The whole of Jubail will have about 650 villas, 200 townhouses and about 260 apartments,” he said.
He said Abu Dhabi is known for being a safe and sought-after destination, so there is a huge demand for well-designed high-end products that offer privacy, space and luxury.
“Jubail is going to redefine luxury in a way, but at the same time there’s an element of wellness – body and spirit,” he said.
The project will also host a 10-day ‘Art of Living’ event, incorporating installations and artworks by more than 35 international designers and artists into the design concepts of the showcase villas.
Open from October 14th to 23rd, guests can have the opportunity to witness the hotel’s interior and exterior landscaping and sustainable lifestyle.
