CRTKL, a global cultural institution specializing in architecture, planning and design, has been named the winner of the International Property Awards (IPA) for Best International Architectural Multi-Residential for its Central Park at City Walk project in Downtown Dubai.
Established in 1994, the IPA is widely regarded as one of the most important and respected awards in the real estate industry, open to developers, builders, architects, interior designers and other professionals from around the world.
The awards cover a wide range of categories, including residential, commercial and leisure properties, as well as interior design and architecture, and will be presented in London.
Central Park at City Walk is an exclusive residential area surrounding a 40,000 sqm private park in the heart of Dubai, developed by UAE-based Meraas.

CRTKL took top honors for transforming a “park surrounded by buildings” in Downtown Dubai into a true “park living experience” that improves air quality, increases clean energy contributions, preserves natural resources while promoting Real economic growth and social development.
Working with Meraas, CRTKL challenged the potential of the site and set out to create a lifestyle ecosystem rooted in well-being, allowing residents to stay connected to their natural environment and each other, its top official said.
“We want to create a community that promotes health and adds value to the city by creating a new park, creates residents by maximizing access to and use of green space, and creates development by maximizing units with park views and improving return on investment business”, explains Obada Adra, vice-rector of CRTKL.
“At Central Park, we prioritize our residents and seek design innovations that enhance their quality of life and enrich their everyday lives. For us, this is an opportunity to demonstrate the impact of performance-driven design and demonstrate how ESG can be achieved in real estate value drivers,” he added.
According to him, CRTKL created an algorithm that qualitatively evaluates the views of each apartment and scores the massing of the master plan.
From there, the team eliminated affected masses and raised the buildings on stilts, raising them from ground level and connecting the podium to the park.
“The result is a 50 percent increase in park size, providing residents with direct access to the park, and increasing the number of units with park views from 25 percent to 63 percent,” he said.
