Emirati students return to London University and boost local property market

Over 500,000 students are placed in the University Global property consultancy Knight Frank said there was a 1.4% increase in the number of colleges or universities in the UK compared to the same period before the pandemic in 2019.

This is a 9.5% increase from the previous school year.

Placed applicants from China, Singapore and United Arab Emirates Compared to last year, strong growth of 23%, 19% and 7% were recorded.

Knight Frank found that applicants from outside the EU have reached a 10-year high.

Applications from overseas students have increased by 44 per cent since 2016-2017, according to the Higher Education Statistics Agency.

More than 140,000 international students currently live in the city, accounting for 38% of the total number of students.

With the return of the international student population post-pandemic, convenient residences with easy access to university and a good study-life balance are highly sought-after, Knight Frank said.

It said nearly a quarter of demand from Chinese buyers came from the student population.

East London, North London and West London continue to be the top destinations for international buyers looking to buy property while studying,” said Seb Warner, Head of Sales, International Projects, Knight Frank London.

“Canary Wharf is in huge demand from international students, both from a sales and rental perspective, for its 15-minute urban charm.

“Capella in Kings Cross and The Verdean in Acton are two well-known international student hotspots that benefit from close travel links.

“The newly opened Crossrail is the latest phase of Verdean, which was launched two weeks ago, and is just one stop away from two of London’s top universities, Imperial College and the University of the Arts.”

The company said the growth in international student demand was due to the high-quality and diverse courses offered by London’s 40 institutions, the lifestyle the city offers and a thriving graduate job market.

The city’s graduate retention rate is estimated at 67 per cent, according to Knight Frank and Ucas’ latest student accommodation survey.
