A fast-food giant and a major golf entertainment complex have submitted early plans to build in a high-traffic area of Timnath.
McDonald’s, along with an outdoor recreation and golf entertainment complex, submitted a concept review application to the town’s planning department in late August, the earliest stage in the formal development review process.
In May, it was reported that Topgolf intends to build a golf entertainment center A gravel pit just south of Costco, west of town.
While Topgolf is not named in the concept application, Timnath has been wooing the popular golf center for months with potential incentive packages including a 50% reduction in permit, building and impact fees; current 3% sales tax One-third of sales tax dividends for 20 years; according to a December letter from Timnath Mayor Mark Soukup to Topgolf estate manager Jonathan Trenski, the town has expedited the entitlement process.
Timnath is targeting the Ladera Project, a 240-acre residential, commercial and mixed-use project developed by Connell Resources as a potential site for Topgolf. Connell used the site as a gravel pit for surrounding buildings. Located east of Interstate 25 and south of Harmony Road, the site is well known and has been approved for incorporation into Timnath. The area is also planned to be home to a new Floor and Decor retail store, which is nearing completion.
Urban planner Kevin Colbell told The Colorado on Tuesday that the developer is not currently asking for any incentives and “there are currently no incentives associated with the concept plan.” Planners have just begun reviewing the application and a full review has not yet been conducted. Concept reviews may not develop into actual development applications, he said.
Koelbel said the Ladera development is currently in the floodplain, but work has been completed under the FEMA grading to remove it from the floodplain.
Conceptual applications for the facility show that the recreation center will span approximately 38,000 square feet on approximately 12 acres.
In December, Timnath Town Council authorized the creation of two metro areas for the property, which will allow developers to raise about $95 million for public infrastructure such as roads, water and sewer improvements, curbs and gutters.
Topgolf has approximately 60 sites in the UK and US, including three other sites in Colorado, one along I-25 in Sandton (at the E-470 exit), about 45 minutes south of Timnath, and one in Centennial 25 near I-, about 90 minutes south of town. It also has a branch in Colorado Springs.
The nearby I-25 and Harmony intersection is now home to Costco, Walmart, and many small restaurants and businesses on the Timnut side of I-25. The Fort Collins side is currently undeveloped in the south.
McDonald’s plans 24/7 stores
A new McDonald’s store with a 24/7 drive-thru window could open in the Riverbend subdivision east of Signal Tree Drive and south of Harmony Road.
The 4,218-square-foot store will be owned by a franchisee, but a franchisee has yet to be identified, said Courtney Pedigo, construction manager for McDonald’s corporate offices. Formal plans may still be submitted this year, but construction and opening will take at least a year, she said.
According to preliminary plans, there are plans to have a footpath from the restaurant site to Harmony Road, but cars will have to pass through the Riverbend development to reach the store. Harmony Road will be closed to vehicles.
McDonald’s expects to employ about 60 people, with about 13 on the largest shift.
According to the plan, the drive-thru restaurant will be open 24 hours a day, 7 days a week, and the restaurant will be open from 5 am to 11 pm
McDonald’s will increase Timnath’s fast-food options, which now include Taco Bell, Freddy’s Frozen Custard and Steakburgers, Subway and Chick-fil-A.
The Timnath Planning Committee will make an approval decision if both concept plans move forward as actual development applications.
