A proposed $11 million development in Pittsburgh’s Lower Hills will include a new entertainment venue, a six-story parking garage, retail space and a public safety station at the site of the former Civic Arena.
Pittsburgh Arena Realty Redevelopment, the development arm of the Pittsburgh Penguins, and several partners submitted plans for the development to the Planning Commission last week.
“We remain optimistic about the opportunity we create in the Downhill Mountains,” said Chris Buccini, co-president of the Buccini/Pollin Group, the project’s lead developer.
Plans include a 95,000-square-foot entertainment venue and a parking lot for approximately 910 cars and bicycles.
The plans also include a small business incubator for retail space and entertainment throughout the development, Buccini said.
The entertainment venue, which is being built in partnership with Live Nation and other companies, will seat 4,500 people, Buccini said.
Previous development plans would have included the outdoor part of the venue, but that had been removed “due to noise concerns”, he said.
Planning Commission Chair Christine Mondor said she was pleased to include the public safety station in the parking lot plan. It will be primarily used by EMS workers and ambulances, including kitchen areas, lockers, fitness center, office space, restrooms and storage for first responders.
“It’s great that we put this public safety use out there,” Mondor said, adding that she would like to see more “presence” in this part of the development to welcome the public.
The planning committee is expected to vote on this proposed development phase of the former Civic Arena site in January.
Elsewhere on the site, the new First National Bank building Under construction nearby “It’s progressing rapidly,” Buccini said.
Pittsburgh Penguins spokesman Tim McNulty said residential developments are also on the way, along with more office space and retail.
Whether the development would include additional parking “will be resolved at a later date”, McNulty said.
