The findings were published in real estate portal Bayut and Dubizzle’s first half 2022 report, which takes into account rents and sales in the UAE in the first half of the year.

The same study showed that prospective buyers of affordable condos were most likely to focus on the city’s Business Bay, Damac Hills 2, Jumeirah Lakes Towers (JLT) and Jumeirah Village Circle (JVC) areas.

Haider Ali Khan, chief executive of Bayut and Dubizzle, said: “The first half of the year saw a number of key changes in the region and globally.”

“With an understandable emphasis on safety and security, Dubai has emerged as an attractive option, especially for international investors and expatriate owners.

Proactive measures in the real estate sector

“Earlier this year, the Dubai Land Department made all transaction data public, and over the past few weeks, a number of strategic decisions have been made around shifting from cheques to offering direct debit payments; both positive moves are in line with Dubai’s ongoing The changing needs of a growing population.”

He said he expects interest in Dubai real estate to remain high in the coming months.

“In the first half of 2022, sales prices for villas and apartments in Dubai’s most sought-after areas increased by between 1% and 19%,” the report said.

“Given the impressive start to 2022, the growth in sales and rental prices in Dubai indicates a healthy demand for affordable and luxury properties.”

Dubai Hills, Jumeirah and Al Barsha are the most popular areas for luxury villa rentals.

Abu Dhabi house prices rise

Sales prices for residential properties in the affordable segment in Abu Dhabi rose by 1% to 14%, while luxury residential properties increased by 1% to 8%, the report said.

The most popular locations for renting luxury apartments in Abu Dhabi are Al Reem Island, Al Raha Beach and Corniche areas.

“In the first half of 2022, Al Reem Island remained the top choice for renting high-end apartments, with asking rents increasing modestly by up to 3.5%,” the report said.

Those looking for affordable apartments in the capital are most likely to turn their attention to properties located in Khalifa City A, Al Khalidiya and Al Muroor.

For those renting luxury villas in Abu Dhabi, the most popular areas are Al Mushrif, Al Bateen and Yas Island.

Mohammed Bin Zayed City, Khalifa City A and Khalifa City B were listed in the report as the most popular options for those looking to rent affordable villas.

“The Abu Dhabi market continues to build on its strong foundations and is committed to building strong systems and processes,” Mr Khan said.

“Not only has Abu Dhabi been repeatedly recognized as one of the safest and most livable cities in the world by various international bodies, but the level of transparency in the market has also increased significantly, thereby enhancing the confidence of buyers and investors.”

According to Bayut and Dubizzle, the most popular areas to buy luxury villas in Abu Dhabi are Saadiyat Island, Yas Island and Al Raha Gardens.

Those in the market for affordable villas are most likely to be looking for properties in Al Reef, Khalifa City A and Hydra Village.
