Investors seeking a golden visa can now obtain a 10-year UAE residency permit by investing AED2 million or more in Dubai’s fast-growing real estate market through Stake, an online real estate technology platform.
This is the first time Dubai has allowed investors to obtain golden visas through a digital investment platform.
The company offers golden visas to real estate investors through a special purpose vehicle (SPV) registered with the Dubai International Financial Center (DIFC).
There is no restriction on where the investor must reside to be eligible for the Golden Visa as long as the minimum investment threshold of AED 2 million is met.
“As the first digital investment platform to offer this service, we are opening the door for global investors to take advantage of Dubai’s unparalleled real estate potential. This is truly a once-in-a-lifetime opportunity as everyone wants a piece of We’ve made it very easy to get started,” said Rami Tabbara, co-founder and co-CEO of Stake.
While real estate investments usually require significant upfront capital and carry high risks in the case of off-plan projects, global investors can start investing on the platform with as little as AED 500.
In addition, real estate investors and end users can also obtain a golden visa by investing AED 2 million in real estate. Local real estate developers are also offering golden visas to homebuyers.
The Golden Visa has been a major attraction for foreign investors seeking long-term residency in the UAE, especially from countries such as the Middle East and North Africa (Mena), the Indian subcontinent, Europe and Russia.
Apart from real estate investors, Golden Visas are also granted to scientists, highly skilled professionals and talented students, among others.
Rather than allocating a Dh2 million investment to a single property, the online real estate technology platform allows investors to spread their funds across multiple properties located in prime locations in Dubai for a diversified real estate portfolio.
The DIFC-based company also eliminates the need to buy off-the-plan and instead offers investors the opportunity to purchase a property that is ready to move in. Not only does this method generate rental income faster than off-the-plan investing, it also ensures a more stable and reliable stream of income.
