Masdar City’s 30,000 square meters of innovative and sustainable office, residential space and more will be the region’s first net-zero energy co-working and living facility.
Abu Dhabi’s flagship sustainable urban community, Masdar City, has broken ground on The Link, a mixed-use development that will link sustainable offices, residences, a visitor centre, a mixed-use lobby and leisure facilities.
In addition to the Net Zero Energy Collab building with office and residential space, The Link will feature four other low-carbon buildings including event spaces, outdoor plazas, shaded courtyards, recreational and fitness facilities, and retail outlets.
Ahmed Baghoum, Acting CEO of Masdar City, noted that The Link will be an important part of the ‘green print’ of Masdar City’s sustainable urban development and celebrates the Year of Sustainability as the UAE prepares to host COP 28.
“The Link will shape a new kind of sustainable community by connecting shared work and living spaces with other elements of a thriving community, including shopping, entertainment and leisure venues, and local transport.”
There will be nearly 6,000 square meters of two-, three- and four-bedroom units. Residents will enjoy a dedicated courtyard with shaded play area, climbing wall, sensory play equipment, trampoline, wellness area and more. The office and commercial space spans four floors and covers 15,000 square meters, including 500 square meters of retail space on the ground and plaza levels.
Dutco is the contractor for the project. Zayed Baker, Executive Director, Dutco Construction Group, said: “Masdar City’s rich heritage in sustainable construction and innovation makes them an ideal partner for us. We are honored to bring this historic development to life.”
In addition, there will be a 3,300-square-meter multi-purpose hall and visitor center. The project is expected to create more than 2,000 jobs in the UAE.
Martin Baerschmidt, Managing Director of EDGE, which designed The Link, said: “Our top priority was to combine the internationally sustainable principles for which Masdar City is renowned with world-class living, working and leisure spaces to create a truly iconic Architectural landmark and community experience.”
The Link will connect all areas of Masdar City through the transportation network. It will create a transition route between the upcoming light rail transit and the Group’s rapid transit network, and provide cycle lanes, bus links, charging ports, car-sharing facilities and parking for 1,255 vehicles.
The Link will be built in accordance with LEED Platinum, WELL Gold, 4 Pearl PBRS Estidama and LEED SmartPark Silver standards, with plans to save energy by up to 117% annually. It will use energy-efficient construction as well as sustainable features including high-efficiency heating, ventilation and cooling, energy monitoring and A-star appliances. It will be powered by renewable energy.
