Grande Prairie Becomes Destination City

Grande Prairie – Grande Prairie is prioritizing quality entertainment and prime retail along the SH 161/President George Bush Turnpike, according to Marty Wieder, Director of Economic Development at Grande Prairie, in order to achieve the drive to make it happen.

“Already partnered with IKEA, Epic Waters Indoor Water Park, Living Spaces and the 500,000 sq ft Epic Towne Crossing [EpicWest and EpicEast]Wieder points out that there is a lot to offer.

Now, the city is adding Bass Pro Outdoor World, a 100,000-square-foot store and the outdoor retailer’s fifth location in the area and 15th in Texas.

“We’re excited to open another location in the great state of Texas, where we meet passionate sportsmen and women who share our love for the outdoors,” noted conservationist and Bass Pro Shops founder Johnny said Johnny Morris. “We’re excited to expand our ability to serve these customers while showcasing our iconic outdoor brands including Bass Pro Shops, Cabela’s and TRACKER Boats and ATVs.”

According to Wieder, since “Grand Prairie has been visiting representatives of Bass Pro Outdoor World since 2016; we first spoke at the annual ICSC RECon [now Vegas] events in May – and stick with our communications until they are ready to proceed. “

Three projects boost new property tax revenue

Weider said the city also received word that Andretti officials were exploring adding a second location in North Texas and asked Grand Prairie’s business analysts to draw up a map illustrating the best location for the site.

“We shared this with them and started discussions three years ago,” Weider said. “Over the past six years, Grand Prairie has also spoken to numerous brokers and golf entertainment representatives; BigShots and its owners, Dallas-based Invited [previously Club Corp of America] The first to respond, took IKEA’s excess land and began the approval process through the city. “

The total construction cost of the three projects is expected to be close to $72 million, Weider said: “This will allow the city’s Tax Increment Reinvestment Zone #1 to generate nearly $500,000 in new property tax revenue per year. We anticipate they may generate Healthy Growth for General Funds business tax revenue, also. “

Kay Brown-Patrick, Operations Manager, Grande Prairie Says, “As expected, we’re excited that Bass Pro and Big Shots are finally coming to Grand Prairie.”

Andretti’s indoor carriage

She also mentioned the landing of Andretti’s Indoor Carting, adding that “creative deal structures, relationships and strong sales pitches got us to the finish line on all three.”

Overall, Brown-Patrick said, “attract new business and investment to Cities are Grande Prairie’s top strategic priority, and in my team’s role in retail appeal, we work with potential businesses around the world to demonstrate how Grand Prairie can meet their needs. With all the things going on along corridor 161, it kind of sold itself to two potential customers. I also think it has a lot to do with the relationship between members of the economic development team and how we try to cultivate relationships with business siting decision makers, brokers and business executives to increase their awareness of all that Grand Prairie has to offer, including Develop a competitive incentive package where applicable. “

Andretti’s will employ 55 people, Bass Pro will have 100 people, and BigShots Golf will start with 200 and stabilize at 150, Weider said.

Overall, the future of Grand Prairie couldn’t look better, with Weider noting that “the city is excited about these three major additions to our President George Bush Turnpike or the Epic Corridor; they’re great neighbors to IKEA.”

The additions are also expected to complement the city’s momentum with its Epic Waters indoor water park and Epic Entertainment Center, as well as the slightly newer Chicken N Pickle, Bolder Adventure Park and upcoming co-branded Hilton Garden Inn & Homewood Suites, A 13,000-square-foot convention center and many new restaurants opening soon, including Chili founder Larry Lavine’s new Loop 9 BBQ and Milkshake Concepts’ Vidorra cocina de Mexico.

“The addition of these three huge entertainment attractions is a huge win for Grand Prairie. They are located just north of I-20, east of SH 161, next to IKEA, ensuring success. City Council and staff are pleased to see quality attractions and Developers like this are looking for Grand Prairie. The SH 161 corridor is fast becoming the EpicCentral corridor and destination for shopping, dining and entertainment,” concluded Jensen.
