Covering over 51 million square meters, equivalent to 53.8% of Abu Dhabi Island, the project is a key contributor to realizing Abu Dhabi’s strategic vision by driving urban expansion.
The project will also enrich the diversity of Abu Dhabi’s urban offerings and provide a highly desirable living environment for residents and visitors by following the evolving global sustainable living model.

The mixed-use development consists of high-end residential communities situated on and around two hill communities of 45 and 50 meters high, offering 360-degree panoramic views of Abu Dhabi city and the waterfront. The master plan will add 53.5 kilometers of coastline to the urban landscape, including 16 kilometers of beaches, reinforcing Abu Dhabi’s position as a world-class lifestyle destination connecting tourism, leisure, sports and urban transport.
Exciting destinations in the Al Hudayriyat Island project also include the Velodrome Abu Dhabi, Surf Abu Dhabi, various sports, business and leisure facilities, the largest urban park in the emirate, and a network of 220 km long cycle paths. Hudayriyat Island already has Bab Al Nojoum Glamping Resort, Marsana Beach, OCR Park, Trail X, Bike Park, 321 Sports and more.
Surf Abu Dhabi
When Surf Abu Dhabi opens in late 2023, it will be the largest and most advanced man-made wave facility in the world. Designed in partnership with Kelly Slater Wave Co., this landmark destination will offer a high-performance surfing experience, featuring the world’s longest slide, largest bucket and largest man-made wave pool. Emphasizing Abu Dhabi’s sporting and leisure credentials, the unique surf complex aims to appeal to everyone from beginners to professional surfers. Surf Abu Dhabi will be the ideal venue for major international events and will play an important role in the development of the local, regional and global surf community.
Abu Dhabi Autodrome
Velodrome Abu Dhabi, scheduled to open in 2025, will feature the region’s first UCI Category 1 indoor cycling track, suitable for hosting international championships. Additionally, there is a roof track that connects to the ground via a 600-meter bike ramp that wraps around the façade, offering 360-degree views of Hudayriyat and the Abu Dhabi skyline. The high-tech support facility will cater to all levels of cyclists, be it professional, intermediate or amateur, and further cement Abu Dhabi’s status as the region’s first cycling city.

The park in the masterplan covers more than 2.25 million square meters and will be the largest urban park in the emirate. Once complete, the nature-focused project will provide space for personal adventure and outdoor encounters. The destination will feature several areas such as elevated bike paths, eco-tourism platforms and mangrove walks. It will also be home to agro-ecology spaces, food and beverage outlets, a playground and an activity valley.
Over the next 18 months, Modon Properties will focus on building the first phase of infrastructure in accordance with the approved project plan.
