LIV Developers, a leading international luxury residential development company, has announced that work has begun on its latest project, LIV Lux, a 47-storey ultra-luxury tower in Dubai Marina.
The project, which features smart homes and resort-style amenities, as well as unparalleled ocean views, will be delivered in the third quarter of 2026, the developer said in a statement.
The property will feature 27,000 sq ft of purpose-built amenity floors, including a 27-metre lap pool, paddle court, golf putting green, conference facilities, outdoor cinema and private resident beauty salon.
The Signature & Penthouse units at LIV Lux are custom-made for the beach and also come with free access to Dubai’s largest beach resort at Dubai Marina, the statement said.
According to the developer, the latest smart home technology will be deployed in selected units, allowing control of programmable lighting, air conditioning, and electrical and water functions from the convenience of a smartphone or laptop.
It added that LIV LUX will also offer new concepts to homebuyers, such as the option to purchase a furniture package, facilitate fit-out with custom-made furniture, increase rental yield for investors or allow for a seamless and hassle-free occupancy.
Regarding new projects, director Ishan Khwaja said that LIV Lux is its third residential project in the heart of Dubai Marina.
“Taking opulent living to the next level with a collection of ultra-luxury one-, two-, three- and four-bedroom apartments, as well as iconic duplex penthouses designed by the renowned designers behind Burj Al Arab Atkins-designed, sophisticated and contemporary, the Dubai Opera House and Marsa Al Arab for the Jumeirah Beach Hotel extension,” he noted.
“Demand for luxury and ultra-luxury residences in Dubai is booming and sales of the towers are in sync with our previous luxury residential project, LIV Marina,” Khwaja said.
