Sevierville, TN – Kituwah, LLC began development on Tuesday, April 11 of “Smoky Gap,” a unique entertainment district located in 407: Door to Adventure in Sevierville. Smoky Gap will be the first of several development stages and is expected to open in 2025.
The Eastern Band of Cherokee Indians is funding the project through its business development entity, Kituwah LLC.Development matching funds are all allocated to 407 Infrastructure, joint ventures, tribal businesses, and the Smoky Gap. Joseph Construction served as construction manager for the multi-million dollar project.
This unique entertainment district will bring together major international attractions, restaurants, retail outlets and more. Established as an entertainment district in the early 1900s, Smoky Gap is centered on Main Street, which features American-themed storefronts and a large clock tower. Future attractions, to be announced at a later date, will be based on world-class experiential facilities.
407: Door to Adventure It is being developed according to a schedule which includes:
- property grand opening
- World’s largest Buc-ee to open in summer 2023
Phase 1: entertainment, dining and shopping destination
- Courtyard by Marriott to open in 2025
- Smoky Gap, entertainment, dining and retail precinct, to open in 2025
- Smoky Gap attraction to open in 2025 to be determined
stage 2: Overnight destinations in first class resorts
- Destination resorts to open as part of Phase 2 to boost 407: Door to Adventure Become a world-class destination overnight.

Kituwah, LLC is the development arm of the Eastern Band of Cherokee Indians (EBCI), which owns the property. OE Experiences of Knoxville is a co-development partner of Kituwah, LLC.

Smoky Gap is a massive 200-acre development spanning 20 acres at the main Tennessee entrances to Great Smoky Mountains National Park, Sevierville, Pigeon Forge, and Gatlinburg. The Great Smoky Mountains are the most visited national park in the United States, with approximately 14 million visitors each year. Buc-ee’s tourist center will be the first in 407: Door to Adventure.
