Abu Dhabi’s Modon Properties, which specializes in developing communities and lifestyle experiences, unveils master plan Al Hudayriyat Island Project.

Covering over 51 million square meters, equivalent to 53.8% of Abu Dhabi Island, this mega-project is a key contributor to realizing Abu Dhabi’s strategic vision by driving urban sprawl. According to the Abu Dhabi Media Office, the project marks a growing global model of sustainable living.

The charm of Al Hudayriyat Island lies in its natural surroundings and strategic location. In addition to a unique future residential offering, Hudayriyat will also offer elite sports facilities.

Jassem Bu Ataba Al Zaabi, Chairman of the Abu Dhabi Department of Finance and Chairman of Modon Properties, said Abu Dhabi is strengthening its global position as a prime place to live and visit and a world-class sports destination for citizens, residents, athletes and tourists.

He said the project was being advanced under the direction of UAE President Sheikh Mohamed bin Zayed Al Nahyan and Abu Dhabi Crown Prince and Chairman of the Executive Council Sheikh Khalid bin Mohammed.

Key Highlights of Hudayriyat Island Development

The master plan will add 53.5 kilometers of coastline to the urban landscape, including 16 kilometers of beaches, reinforcing Abu Dhabi’s position as a world-class lifestyle destination connecting tourism, leisure, sports and urban transport.

Al Hudayriyat Island project destinations also include the Abu Dhabi Velodrome, Abu Dhabi Surf, a variety of sports, commercial and leisure facilities, the largest urban park in the emirate, and a 220-kilometre network of cycle paths.

Hudayriyat Island already has Bab Al Nojoum glamping resort, Marsana Beach, OCR Park, Trail X, Bike Park, 321 Sports and other products.

Surf Abu Dhabi: When Surf Abu Dhabi opens in late 2023, it will be the largest and most advanced man-made wave facility in the world. Designed in partnership with Kelly Slater Wave Co, the destination will offer a high-performance surfing experience, featuring the world’s longest slide, largest bucket and largest man-made wave pool.

The unique surf complex is designed to appeal to everyone from beginners to professional surfers. Surf Abu Dhabi will be the ideal venue for major international events and will play an important role in the development of the local, regional and global surf community.

Abu Dhabi Circuit: Velodrome Abu Dhabi, scheduled to open in 2025, will feature the region’s first UCI Category 1 indoor cycling track, suitable for hosting international championships. In addition, there is a roof track that connects to the ground via a 600-meter bike ramp that wraps around the façade, offering 360-degree views of Al Hudayriyat and the Abu Dhabi skyline.

The high-tech support facility will cater to all levels of cyclists, be it professional, intermediate or amateur, and further cement Abu Dhabi’s status as the region’s first ‘Bike City’.

Largest City Park: The park in the masterplan covers more than 2.25 million square meters and will be the largest urban park in the emirate. Once complete, the nature-focused project will provide space for personal adventure and outdoor encounters. The destination will feature several areas such as elevated bike paths, eco-tourism platforms and mangrove walks. It will also be home to agro-ecology spaces, food and beverage outlets, a playground and an activity valley.

Over the next 18 months, Modon Properties will focus on building the first phase of infrastructure in accordance with the approved project plan.
