New music venue The Annex Live is coming to Rock Hill SC

A decision this week could seal the ticket for a new music venue in Rock Hill.

Rebel Base Investments applied to the city’s Zoning Appeals Board for a special exception to allow chamber music halls. 161 W. Main St. Downtown property is across from the site that has been the Herald building for decades. The site is now undergoing its own redevelopment, including apartments, car parks and commercial space.

The maximum capacity requested is 1,000 people. The new venue, called The Annex Live, will not be open to the public for events. Instead, events will be conducted by ticket or invitation.

The former car dealership is part of a property redeveloped three years ago that includes common market and 2 spoons of cream. Music venues are within walking distance of several residential areas, the bustling Knowledge Park, the old town and parts of the university centre. The Business Thread project and the Herald website redevelopment are also nearby.

Annex Live is 10,000 square feet adjacent to the Common Market and Two Scoops.

The site will have some of its own parking lot and has a lease agreement with the nearby Kimbrell’s Furniture site for more parking spaces. There is also a growing number of car parks in the area. A closer location will be the VIP car park with security staff directing it.

City staff recommend supporting the special exception needed if the venue hosts live music rather than a party with a DJ.

Sketches submitted with The Annex Live application show a 5,000-square-foot great room with a main stage, lounge, main bar, auxiliary bar, restrooms and food service space surrounding an open central area. A smaller area on the other side of the main bar contains the main entrance, the ticket office, more open space, a smaller stage and a larger green room.

The business plan submitted with the zoning application cites the success of the City Concert Series and other events at Rock Hill as reasons for the success of the new venue. The program expects between 500 and 900 tickets per event and a wide range of musical performances. In addition to music, comedians or small theater performances are also possible.

According to the business plan, the goal is to have 45 headlining and 45 regional shows with 60,000 patrons in the first year. A smaller front area of ​​the house, the showroom, will host weekly events by local artists. Many local shows will be offered free of charge to guests. Facility rental is also an option.

Tickets for larger shows run about $30-$60. The business plan lists similar venues in North Carolina, such as Ramkat in Winston-Salem and Orange Peel in Asheville.

The City Zoning Appeals Board will hear The Annex Live’s plans on Tuesday night and may grant any special exceptions needed.
